Under this listing program, MLS ASAP! is providing limited representation services. As such, you (the Seller) are responsible for all showing arrangements with Buyers and Buyer Agents, offering negotiations, escrow, settlement and closing. As is typical in the real estate industry, Buyer Agents usually present their offers through the listing brokerage (our brokerage firm). Upon receipt of any offer on your property, we will notify you and deliver the offer to you via fax, email and/or our website (mlsasap.com). We do not negotiate your offer.
* You (the Seller) reserve the right to sell your home to a Buyer, who you have procured on your own (without the assistance of a Buyer’s Agent). In which case, you will not pay a commission to anyone.
** MLS ASAP! agrees to submit the Seller’s listing to the MLS within twenty four (24) hours based upon the time we receive the following items: receipt of payment, signed “Agency Disclosure Form”, signed “Exclusive Facilitator Listing Agreement” and completed “MLS Listing Input Form”.
*** You may cancel your Listing Agreement, with us, at any time (except when an offer is being procured, negotiated or agreed upon), by written notice, free of charge.
**** MLS Rules and Regulations prohibit displaying a yard sign, which displays the words “By Owner”. MLS Rules and Regulations permit displaying a MLS ASAP! yard sign or a generic sign, which does not include the words “By Owner”.

MLS ASAP! is a licensed Massachusetts real estate brokerage company. Therefore, MLS ASAP! can engage in the business of real estate brokerage within the state of Massachusetts (i.e., list any property ‘for sale’ or ‘for rent’ within the state of Massachusetts).
So, our coverage area is the whole state of Massachusetts.
Since we strive to provide the most ethical service possible, we want to advise you that the correct questions that you should be asking are:
- Which MLS networks are the largest within the state of Massachusetts (the ones most often utilized by prospective buyers)?
- What are the coverage areas of those MLS networks?
- Is MLS ASAP! affiliated with those MLS networks?
It is generally accepted that the Multiple Listing Service, Property Information Network, Inc. (mlspin.com) is the largest MLS network within the state of Massachusetts (and according to their website, the largest in New England) and Cape Cod & Islands Multiple Listing Service, Inc. (cciaor.com) is the second largest.
Both MLS networks have the functionality to list your home ‘for sale’ regardless of where it is located within the state of Massachusetts and I am sure if you ask either MLS network, they would advise you that their network is the better choice.
MLS ASAP! advises you to utilize the Cape Cod & Islands MLS network when your home is located ‘on Cape & Islands’ and the MLSpin network if it is not. Further, we advise you to utilize both networks if your home is located within close proximity to Cape Cod & Islands but not technically ‘on Cape & Islands’ or if it is your desire to cross populate your listing to both networks.
Currently, MLS ASAP! is affiliated with the Multiple Listing Service, Property Information Network, Inc. (MLSspin) and not the Cape Cod & Islands Multiple Listing Service, Inc.
During 2018, MLS ASAP! plans to become affiliated with the Cape Cod & Islands Multiple Listing Service, Inc.
