Under this listing program, MLS ASAP! is providing limited representation services. As such, you (the Seller) are responsible for all showing arrangements with Buyers and Buyer Agents, offering negotiations, escrow, settlement and closing. As is typical in the real estate industry, Buyer Agents usually present their offers through the listing brokerage (our brokerage firm). Upon receipt of any offer on your property, we will notify you and deliver the offer to you via fax, email and/or our website (mlsasap.com). We do not negotiate your offer.
* You (the Seller) reserve the right to sell your home to a Buyer, who you have procured on your own (without the assistance of a Buyer’s Agent). In which case, you will not pay a commission to anyone.
** MLS ASAP! agrees to submit the Seller’s listing to the MLS within twenty four (24) hours based upon the time we receive the following items: receipt of payment, signed “Agency Disclosure Form”, signed “Exclusive Facilitator Listing Agreement” and completed “MLS Listing Input Form”.
*** You may cancel your Listing Agreement, with us, at any time (except when an offer is being procured, negotiated or agreed upon), by written notice, free of charge.
**** MLS Rules and Regulations prohibit displaying a yard sign, which displays the words “By Owner”. MLS Rules and Regulations permit displaying a MLS ASAP! yard sign or a generic sign, which does not include the words “By Owner”.

Order Additional MLS Listing Categories
Before your listing can be submitted to the MLS, you (the Seller) must assign it to a “listing category”.
The Multiple Listing Service, Property Information Network, Inc. (mlspin.com), which is the largest MLS network within the state of Massachusetts, offers the following eight (8) “listing categories”.
Most of the time, it is obvious, which category best suits your listing. Other times it might not be because two (2) or more categories may reasonably apply.
Listing brokers often utilize more than one (1) category for a listing in order to fully maximize its potential.
MLS ASAP! advises you to consider the following ways to effectively utilize these eight (8) listing categories.
1.) List your single family home “For Sale” and “For Rent”
2.) List your multi family home “For Sale” as a multi family and “For Sale” as a single family
3.) List your condominium “For Sale” as a condominium and “For Sale” as a single family
4.) List your multi family home “For Sale” and each individual unit “For Rent”
5.) List your multi family home “For Sale” as a multi family and each individual unit “For Sale” as a condominium unit
6.) List your home “For Sale” and also as “Land”
7.) List your residential but commercially / industrially zoned home “For Sale” as both “residential” and “commercial / industrial”
8.) List your commercial / industrial property for “For Sale”, “For Lease” and/or as a “Business Opportunity”

Zillow com is one of the largest real estate sites on the internet, with about four (4) million monthly visitors and approximately two-thirds (2/3) of Zillow users are actively buying or selling a home, or plan to within the next one to two (1-2) years.
Consumers consider Zillow one of the most useful sites during the home buying process, and eighty seven percent (87%) of Zillow users are likely to recommend Zillow to a friend.
When you include your listing on Zillow, Zillow replaces the “Zestimate” with the “For Sale” price on the “map page” and at the top of the “home details” page. Your listing will include a description and up to fifty (50) photos — all for free. Every time a consumer on Zillow searches for a home in your listing’s neighborhood, your listing will appear.
The Zillow database is update daily to ensure that your listing’s content and information are accurate.
Who is Yahoo! Homes?
Yahoo! ranks as the second (2nd) largest search engine on the internet. Consumers turn to Yahoo! to research home values, neighborhoods, schools and financing.
MLS ASAP! can increase your listing exposure by transferring it to Yahoo! Homes.
By including your listing on Yahoo! Homes, you will reach one of the largest audiences of home shoppers online.

Vast com improves the online shopping experience with the largest selection, sub-second search times, and intuitive auto, real estate, and vacation rental search that helps users find the best match on the internet for their needs.
Vast com brings active buyers to your real estate listing quickly and efficiently.
Vast com believes that consumers should be able to search for big-ticket items such as cars and real estate from any website on which they are doing research.
